Sergey Avayan has spent more than 15 years building, investing and growing in Dubai’s real estate market, and has lived in the city for nearly 30 years. His approach spans land acquisition, investment structuring, fund management and development planning.

Mahmud Raad leads development across HOLM projects. His experience in Dubai includes ultra-luxury towers in DIFC and large residential communities.
Before joining HOLM he played a key role in transforming the Expo 2020 site into an integrated neighbourhood, including 15 towers and 2,300 homes.
HOLM’s current projects are in Jumeirah Garden City: HOLM One and LINEA by HOLM are under construction, and HOLM Central was launched in October 2026.
ONE PENINSULA is HOLM’s first development outside the UAE.
The agreement represents an investment of more than USD 250 million and includes a 140,000 sqm multifunctional complex within Ambassadori Island. Sergey Avayan, CEO of HOLM Developments, and Gocha Kamkia, CEO of Ambassadori Island Batumi, signed it.
